The Mirror reports that Modric will be allowed to leave Spurs for around £20million-£25million this summer.
Modric signed an improved six-year deal with Spurs 12 months ago, but has recently been linked with the likes of Chelsea and Manchester United.
Bale, who has been linked with the likes of Juventus and Inter Milan, will be allowed to leave Spurs for around £50million.
